Is this the same MLS that Realtors in my city?
Yes, with Flat Fee Guru, your home will be listed on your local Realtors Multiple Listing Service (MLS), the same MLS that Realtors throughout your county will use. There are over 700 MLS’s in the US. We are members of 14 MLS services covering most of California. For maximum exposure, It is important your home is listed on the correct MLS. Some of our competitor flat fee Realtor websites will list you on the wrong MLS. We do not accept MLS listings for for areas outside the areas we cover.
Are flat fee Realtor MLS listings common in California?
Yes, flat fee (fee for service or fee-based listing service) is becoming very popular especially here in California including. It is estimated that over 20% of real estate sales do not use a commission-based listing agent anymore. The US Department of Justice (DOJ) has a section on their website informing consumers how much money they can save by using a flat fee Realtor service like ours (aka fee for service).
The real estate industry would like you to believe otherwise; that is no longer true. California home sellers can capture tremendous cost savings by understanding just a small amount of how real estate works (such as knowing they can list on the MLS for a flat fee).
Will Realtors Show my Home?
Yes. Realtors only avoid homes that are not offering a commission. If you are offering a commission on the MLS you are making a “contractual offer” to buyer agents that you will pay them a commission (typically 2.5%) at a successful close of escrow (COE). We have been listing and selling homes throughout California since 1998. We have a great working relationship with many Realtors and Brokers.
Would I still be considered a FSBO?
For sale by owner (FSBO) means that you are not working with any real estate agent, Realtor or broker whatsoever. Only a real estate agent, Realtor or broker can list a property for a flat fee on the MLS, so technically, you would no longer be considered “for sale by owner”.
The success rate of a “for sale by owner” is typically low because they are not getting the exposure the MLS offers and nearly 90% of home buyers are working with an agent. And of course, Realtors need to make a living and will only show homes on the MLS. Flat Fee Guru solves the problem by giving California home seller a cost savings of not using a commission-based listing agent. In addition, the seller may find a buyer who does not have an agent which allows them to effectively pay zero commission.
Is Flat Fee Guru a referral website?
No, we are not. We often receive calls from someone who signed up on a competitor’s flat fee Realtor website only to find out, their home cannot be listed because that site couldn’t sell the lead/referral to another agent who list homes in their area or they want more money than what was advertised. Some websites get you to list your home with them, then they send the listing to a broker, who in returns, emails you a listing agreement. We don’t work that way. At Flat Fee Guru you will start and finish with us. No funny business.
Am I in control of my MLS listing?
Yes and no. Yes, once you sign up with our service, you will fill out the MLS property description input form on-line and we will input your listing the way you want it to show on the MLS, Zillow, Trulia, Redfin, etc. But no, you are not literally inputting the listing directly into the MLS yourself. Only a California licensed real estate agent or broker who is a member of our local Realtors MLS can input listings in the MLS. Any company that gives you the impression to the contrary is not being truthful.
