Is Flat Fee Guru a referral website?
No, we are not. We get at least one call a week from someone who signed up on a competitor’s flat fee website only to find out, their home cannot be listed because that site couldn’t sell the lead/referral to another agent who list homes in San Joaquin County or they want more money than what was advertised. Some websites get you to list your home with them, then they send the listing to a San Joaquin County broker, who in returns, emails you a listing agreement. We don’t work that way. Is this the same MLS that Realtors use?
Yes, with Flat Fee Guru, your home will be listed on your local, San Joaquin County Listing Service (MLS), the same MLS that the Realtors in San Joaquin County use. There are over 700 MLS’s in the US. We are members of 14 MLS services covering all of San Joaquin County and most of California. For maximum exposure, It is important your home is listed on the correct MLS. Some of our competitor flat fee websites will list you on the wrong MLS. We do not accept MLS listings for for areas outside the areas we cover.
Will Realtors show my home?
Yes. Realtors only avoid homes that are not offering a commission. If you are offering a commission through the MLS you are making a “contractual offer” to buyer agents that you will pay them a commission (typically 2-3%) paid at a successful close of escrow (COE). We have been listing and selling homes here in San Joaquin County and throughout California since 1998. We have a great working relationship with many Realtors and Brokers throughout San Joaquin County. Realtors may not like the fact that we take listings away from them because of our flat fee model, but they know we are easy to work.
Am I in control of my MLS listing?
Yes and no. Yes, once you sign up with our service, you will fill out the MLS property description input form on-line and we will input your listing the way you want it to show in the MLS, Zillow, Trulia, Redfin, etc. But no, you are not literally inputting the listing in the MLS yourself. Only a California licensed real estate agent or broker who is a member of our local MLS here in San Joaquin County can input listings in the MLS. Any company that gives you the impression to the contrary is not being truthful.
Are flat fee MLS listings common?
Yes, flat fee (fee for service or fee-based listing service) is becoming very popular especially here in California. It is estimated that over 20% of real estate sales do not use a commission-based listing agent anymore. The US Department of Justice (DOJ) has a section on their website informing consumers how much money they can save by using a flat fee service like ours (aka fee for service).
The real estate industry would like you to believe otherwise; that is no longer true. San Joaquin County home sellers can capture a tremendous cost savings by understanding just a small amount of how real estate works (such as knowing they can list on the MLS for a flat fee).
Would I still be considered a FSBO?
For sale by owner (FSBO) means that you are not working with any real estate agent whatsoever. Only a real estate agent or broker can list a property for a flat fee on the MLS, so technically, you would no longer be considered “for sale by owner”.
The success rate of a “for sale by owner” is typically low because they are not getting the exposure the MLS offers and nearly 90% of home buyers are working with a Realtor. And of course, agents need to make a living and will only show homes on the MLS. Flat Fee Guru solves the problem by giving San Joaquin County home seller a cost savings of not using a commission-based listing agent. In addition, the seller may find a buyer who does not have an agent which allows them to effectively pay zero commission.
