Is this the same MLS that all Realtors use?

We are members of 14 MLS services covering most of California. For maximum exposure, It is important your home is listed on the correct MLS. Some of our competitor flat fee websites will list you on the wrong MLS. We do not accept MLS listings for for areas outside the areas we cover.

Are flat fee MLS listings common?

Yes, flat fee (fee for service or fee-based listing service) is becoming very popular especially here in California. It is estimated that over 20% of real estate sales not use a commission-based listing agent anymore. The US Department of Justice (DOJ) has a section on their website informing consumers how much money they can save by using a flat fee service like ours (aka fee for service).

The real estate industry would like you to believe otherwise; that is no longer true. California home sellers can capture tremendous cost savings by understanding just a small amount of how real estate works (such as knowing they can list on the MLS for a flat fee).

Will Realtors Show my Home?

Yes. Realtors only avoid homes that are not offering a commission. If you are offering a commission through the MLS you are making a “contractual offer” to buyer agents that you will pay them a commission (typically 2.5%) at a successful close of escrow (COE). We have been listing and selling homes throughout California since 1998. We have a great working relationship with many Realtors and Brokers.

Would I still be considered a FSBO?

For sale by owner (FSBO) means that you are not working with any real estate agent whatsoever. Only a real estate agent or broker can list a property for a flat fee on the MLS, so technically, you would no longer be considered “for sale by owner”.

The success rate of a “for sale by owner” is typically low because they are not getting the exposure the MLS offers and nearly 90% of home buyers are working with an agent. And of course, Realtors need to make a living and will only show homes on the MLS. Flat Fee Guru solves the problem by giving home seller a cost savings of not using a commission-based listing agent. In addition, the seller may find a buyer who does not have an agent which allows them to effectively pay zero commission.

 

 

Is Flat Fee Guru a referral website?
No, we are not. We often receive calls from someone who signed up on a competitor’s flat fee website only to find out, their home cannot be listed because that site couldn’t sell the lead/referral to another agent who list homes in their area or they want more money than what was advertised. Some websites get you to list your home with them, then they send the listing to a broker , who in returns, emails you a listing agreement. We don’t work that way. At Flat Fee Guru you will start and finish with us. No funny business.
Am I in control of my MLS listing?

Yes and no. Yes, once you sign up with our service, you will fill out the MLS property description input form on-line and we will input your listing the way you want it to show on the MLS, Zillow, Trulia, Redfin, etc. But no, you are not literally inputting the listing directly into the MLS yourself. Only a California licensed real estate agent or broker who is a member of the MLS can input listings in the MLS. Any company that gives you the impression to the contrary is not being truthful.

The Flat Fee MLS listing process is when a home seller enters into an MLS (Multiple Listing Service) listing agreement with a real estate broker who accepts a flat fee rather than the “traditional” percentage of the selling price. The buyer’s broker is still typically offered a percentage though that could be a flat fee as well. A discount flat fee MLS broker unbundles the services a traditional real estate brokerage offers and list the property for sale in the local multiple listing service (MLS). An a la carte method, without requiring the seller to use that brokers services for valuation assistance, showing the property, negotiating, and transaction management. Although, Flat Fee Guru does offer many of these services like transaction coordination and negotiating the purchase agreement. Flat Fee brokers are real estate brokers, just like the national brand names, but offer discounted or unbundled services. Most flat fee brokers do offer full service brokerage services.

In the Santa Cruz California local MLS ®, the listing agreement between the realtor or real estate broker and the Santa Cruz California property owner “usually” requires the broker to enter the property into the MLS and provide what traditional brokers have coined as “Full Service”. Whereas, with the Flat Fee MLS listing service or an a la carte listing service, freedom of choice is offered to the Santa Cruz home sellers. Being a For Sale By Owner “FSBO” in the Santa Cruz California MLS ( Multiple Listing Service) is not  different from traditional real estate brokerage MLS services. With traditional commissioned real estate agents, if you sell your own property, you will owe the agent a large commission for both sides of the transaction; unless you add an addendum to the “CAR” Listing Agreement removing that clause from the contract. “CAR” stands for California Association of Realtors. The CAR Listing agreement is the standard listing agreement used by Realtors in Santa Cruz California and throughout all or California and is from The California Association of Realtors “CAR”. Flat fee listing allows the customer to sell similar to a FSBO and with an agent, having the best of both worlds.

Once your home is listed on the Santa Cruz MLS you are not a FOR SALE BY OWNER because you are listed by an agent.
